Cost segregation certification pathway
NBCSS is a professional membership organization. Certification pathways are available to eligible members: join, then pursue the pathway that fits your experience. Instruction is member-only; there is no public course enrollment, and NBCSS makes no claim of regulatory approval or exemption.
Membership classes
- Practitioner Candidate Member — an approved individual preparing for professional practice, with access to the member training pathway (the 14-course, 140-hour Practitioner Program).
- Professional Member — an experienced practitioner admitted through the professional-member application and work-history review, who may pursue the certification challenge route when otherwise eligible.
How to become a cost segregation professional through NBCSS
- Apply for membership on one of two paths (experienced professional, or candidate taking the Practitioner Program). You submit payment information with the application and are charged only if approved.
- Membership approval, then activation.
- As an active member: Practitioner Program instruction (Candidate class) or the experienced-practitioner assessment route (Professional class).
- Assessments — knowledge exam, practical, oral defense — evaluated by qualified reviewers.
- Certification decision by a human decision-maker. Payment, membership approval and course completion never award a credential.

Credential: Certified Cost Segregation Specialist (CCSS), scope Residential. Scheme: adopted 2026-09-24 interim cut scores. Annual professional-development requirement: an internal NBCSS requirement, not a claim of any third-party credit.
