NBCSS Partner Listing Terms
1. What a partner listing is
These terms apply to Real Estate Professionals and Accountants / Tax Strategists who list with the National Board of Cost Segregation Specialist (dba NBCSS) as an "NBCSS Verified Partner". A partner listing is a paid, annual directory listing in "Find an NBCSS Verified Partner". It is not an NBCSS membership. It includes no instruction, no credential, no member number and no member benefits, and it never makes anyone "certified".
"Verified" means only that NBCSS checked the license or credential shown on the listing in a public record on the date shown. It is not a recommendation, endorsement, ranking or guarantee of anyone's services.
2. Who may list
- Real Estate Partners: individuals holding a current real estate salesperson or broker license in a US state, and brokerages or teams whose listed professionals hold such licenses.
- Accountant / Tax Strategist Partners: Certified Public Accountants licensed by a US state board of accountancy, Enrolled Agents enrolled to practice before the IRS, and Tax Strategists holding a tax-strategy designation from an established issuing organization, and firms whose listed professionals hold at least one of those credentials. A professional may hold more than one (for example, a CPA who is also a Tax Strategist); each credential is verified separately.
An individual listing names one licensed professional. An organization listing names one to five licensed professionals on a single shared listing.
3. Verification
NBCSS checks each named license or credential before an application is approved — in the relevant public record (for example a state real estate commission or board of accountancy lookup, or the IRS directory of credentialed preparers), or, for a Tax Strategist designation, in the issuing organization's directory or from the certificate — and records the source and date. NBCSS may re-check at any time and at least yearly. A listing, or a professional on it, is hidden while a license is unverified, expired, suspended or revoked. You must tell NBCSS promptly of any change in the status of a listed license.
4. Your listing and how you describe it
You are responsible for the accuracy of everything on your listing, including property types, services, service area and languages, and you keep it current from your partner account. You will not describe your listing as an NBCSS approval, certification, accreditation or endorsement, and you will not use NBCSS names or marks except to state accurately that you are an "NBCSS Verified Partner". You remain responsible for complying with the advertising rules of your own licensing authority (for example, any requirement to show your brokerage name, or board of accountancy rules on advertising).
5. Independence
Partners are independent professionals. NBCSS does not supervise, employ or control partners, does not take part in any engagement between a partner and a client, and is not responsible for a partner's services, advice or conduct. Clients choose and engage partners directly.
6. Contact requests
People can send you a contact request through the listing. NBCSS stores the request for you to read in your partner account and e-mails you a notice without the message content. You will use a contact request only to respond to that person's inquiry, handle their information lawfully, and not add them to marketing lists without their consent. NBCSS may limit or block contact requests to prevent abuse.
7. Fees, renewal and cancellation
The listing fee is US $395 per year for an individual listing and US $2,495 per year for an organization listing. It is charged to the payment method saved with your application only if, and when, NBCSS verifies the license(s) and approves the application. The listing renews yearly at the then-current fee, announced at least 30 days in advance, unless you cancel renewal from your billing page before the renewal date; the listing then stays active to the end of the paid year. 8. No referral arrangement
A partner listing creates no referral, fee-sharing or commission arrangement. NBCSS receives no fee tied to any transaction, engagement or closing, and pays none. Nothing in the listing obliges anyone to use a partner.
9. Fair and lawful service
You will serve people who contact you through the listing without unlawful discrimination and in compliance with fair housing and consumer protection laws. Search filters describe property use, services, credentials, location and languages only.
10. Suspension and removal
NBCSS may hide, suspend or remove a listing (with a recorded reason) for an unverified or lapsed license, unpaid fees, inaccurate content, misuse of NBCSS names, abuse of contact requests or a breach of these terms. You may hide your listing at any time.
11. Changes and contact
NBCSS may update these terms and will give at least 30 days' notice of a material change before your next renewal. Questions: contact@nbcss.org.
